As a small establishment, we have found it necessary to establish the following policies:
Your room rate includes a full gourmet breakfast served each morning between 8:30 am and 9:00 am, use of the spacious outdoor dock, free high-speed internet access, and off-street parking. See accommodations for all included in-room and house amenities.
For the health and safety of our guests, smoking is not allowed inside. Only two guests per room—no exceptions. For the comfort of all guests on vacation, children over the age of 10 are welcome but must be accompanied by a family member. Sorry, we cannot accommodate pets. Any violation of these policies will result in being asked to find other accommodations and no refunds will be issued.
A first-night deposit (plus tax) is required to secure your reservation and will be billed to your Visa, MasterCard, Discover, American Express or Diner’s Club credit card.
The remainder of your balance is due at check-in and can be paid with credit card, traveler’s checks, or cash. Your reservation is not confirmed until your deposit has been successfully processed and a confirmation has been sent to the email address you provide.
Check-In time is 3pm to 5pm
If you will be arriving later than 5pm, please contact us to make late check-in arrangements. It is rare that we can accommodate an early check-in but we are always happy to store baggage. Please call to make advance arrangements.
Check-Out time is before 11am . Late check-out must be arranged in advance with the Innkeeper or the Assistant Innkeeper to assure there is ample time to prepare the room for guests arriving that day.
Cancellations affect us greatly, therefore we ask you to agree to the following cancellation policy at the time of booking:
If your plans change after your reservation is confirmed, cancellation notice is required 14-days in advance of your arrival date. With a 14-day or greater advance notice, we will refund your credit card any deposit(s) made minus a $25 cancellation fee for each individual guest room reserved. The $25 cancellation fee also applies to changes in your arrival/departure date that result in a shorter stay.
Reservations cancelled less than 14-days prior to your arrival date, will be charged in-full on the original date of arrival, unless we are able to re-book your room(s) with another party. We will make every effort to re-book your room(s) and will refund any room(s) we are able to re-book minus a $25 cancellation fee for each guest room reserved.
All canceled reservations, regardless of notice or reason, will be charged a $25 minimum cancellation fee.
No refunds are provided for late arrivals, early departures, or no-shows.
Rates are subject to change without notice. The combined rate of state and local taxes is currently 11.75 per cent. Rates quoted on this site do not include taxes.
May be made with cash, traveler’s checks, or credit card - Visa, MasterCard, Discover, or American Express. Rooms must be guaranteed by a credit card hold or an advance check.
Minimum Stays May Be Enforced: Two-night minimums may apply for summer, holiday, special-event, and autumn-leaves weekends. An additional minimum may apply for the end-of-the-year holidays.
Not appropriate for children under ten years of age.
We request advance notice of any dietary issues.
For the health, comfort, and safety of our guests, smoking is not permitted indoors. Guests found smoking or to have smoked indoors will be asked to leave and a clean-up fee of $200 will be added to their credit card.
We have 2 Afghan Hounds, Levi and Ezra. They are kept in a separate area of our house and are never in your private area.
Only registered guests are allowed on the property.
